There are just six tri-level villas available at Leaf. These all share a generally similar layout with a choice of either three bedroom or four bedrooms.

The three-bedroom villas are fully airconditioned and include a large home office on the ground floor. This is a perfect opportunity for a young family to enjoy completely private and luxurious living in an exclusive enclave that is located opposite a horse stud with open semi-rural vistas, sea views and yet, only a few minutes’ walk to enjoy Berawa beach and the bustling restaurant and shopping precincts of both Berawa and Canggu with Seminyak and Denpasar itself only a short distance by car.

The four-bedroom villas add in an additional bedroom on the ground floor with a private bathroom which can be readily occupied by visitors including older people who don’t relish the thought of climbing stairs at bedtime. The home office is thus located upstairs, and a guest’s bathroom is located on the ground floor in both the three- and four-bedroom villas.

All six villas enjoy some truly innovative and unique features with the benefit being a heightened sense of luxury, calm and security.

Some of these features include a remote-controlled security gate restricting entry to only those who live on the property. This security element, along with a digitally controlled entry ensure peace of mind when in residence and also when the property is not occupied. The floorplan ensures great access to natural light and sea breezes. The sophisticated commercial grade airconditioning systems are zoned and are complimented by ceiling mounted fans. This ensures a minimisation of wasted energy and fits with the developer’s brief to focus on environmentally friendly design.

Every bedroom has its own private bathroom. Each bedroom can be designated with a locking system to allow a configurable offering to the short-term rental market.

The design of these villas is segmented. This allows better solar access and creates an interesting series of living spaces. The kitchen, dining and living space for instance enjoys an outlook not only to the traditional rear garden and pool, but back into the house – into the internal courtyard with its tranquil pond and restful space.

Upstairs, there is a clear delineation between the parents’ bedroom and bathroom and the secondary bedrooms that are at the rear.

In all of the villas, there is a fully fitted home office. This is an important design inclusion as it is envisaged that there will be a potential for occupants to want a private, low noise space to work, attend to meetings and to generate funds to further enhance their lifestyle.

Perhaps the biggest innovation here is the rooftop Panorama Deck. This large area utilises what is normally would simply be a roof, to incorporate a fabulous space to entertain. You can catch some sun by the pool or cook up a fabulous lunch on the built in BBQ. Grab a beer from the inbuilt bar refrigerator and relax. Or cool down in the plunge pool – a unique feature exclusive to Leaf. From the Panorama Deck, there is a view out across farmland towards Berawa Beach. We offer an interesting option here as well – we can configure the property to include a dumb waiter – a small lift that allows food prepared in the ground floor kitchen to be taken to the rooftop. This is yet another innovation designed to make life as comfortable and easy as possible.

Commercial aspects

These six villas are offered on leasehold land. What does this mean? This means that the owner enjoys the usage of the villa for up to 50 years with no cost of ownership other than the original purchase price. They are located within a part of Bali that allows sub-letting. What does this mean? This means that the owner can secure their personal belongings in the lockable storage spaces and offer their villa to the short term rental market. It is anticipated that a nightly rental figure of $US500 on average is achievable. Assuming at least 200 nights of occupation, this implies a yield of $US100,000 per annum. Sanctum Villas Bali has a property management team that will ensure that your property is superbly maintained and offered to selected tenants. All aspects of the booking, managing and maintenance of the property will be covered under the management agreement.
